Bourke Build were instructed to undertake a comprehensive property transformation, including the construction of a single-storey rear extension, a basement conversion, and both internal and external alterations. 

During the early stages of construction, the team uncovered an unexpected live well located near the boundary wall. This unforeseen obstacle unknown to both the client and the architect temporarily delayed progress. 

Following this initial challenge, the project proceeded without further issues. The new single-storey rear extension was designed to provide a spacious open-plan kitchen, dining, and lounge area. Architectural features included a wrap-around oriel window, a flat roof light, and a pivoting door. 

The previously underused basement, once solely a storage space, was converted into a bright, functional office with new French sliding doors providing direct access to the front garden.

The original Yorkshire paving flags from the basement and kitchen areas were carefully removed and reused in the front garden. In the rear garden, old paving was replaced with Riven Stone Flags, offering a cleaner more modern aesthetic alongside a freshly installed AstroTurf lawn.

Harrogate Apartments

The property located walking distance from the wonderful Harrogate town centre was a neglected terraced house which Bourke Build transformed into three modern apartments. It was apparent the property was left in a terrible condition that required extensive structural work to a point where it was only the front and rear facades remaining and a full refurbishment to the entire property to bring it back to life again. All three apartments had new bathrooms and kitchens installed with marble effect tiles and worktops to give it that luxurious look. Bourke Build constructed a dormer to create a kitchen/dining and lounge area for the third apartment.

For the exterior of the property Bourke Build replaced the existing windows, sandblasted the stonework and repointed, and decorated the window reveals which gave it an exceptional transformation.

Huby Changing Room

The client approached Bourke Build with a design to create a separate room to their spectacular swimming pool. The room was to be a changing room, walk in shower and bathroom next to the waterfall which conceals the room from the swimming pool. Bourke Build assisted with the design and completed the fit out.  Dating back to the 14th century the historical deco panelling which is now extremely popular was installed on every wall. Decorated with specialised paint to stop moisture damage in shade Luja 7 and then finished with gold ironmongery to achieve the final look.

Battersea Remodel & Refurb

Bourke Build were instructed to work in collaboration with HYM Joinery to transform a 100-year-old Victorian style terraced house into a luxurious modern living space. 

As the property had been vacant for a vast period with no maintenance and the structure significantly degraded, the rear of the building was near to collapse. The first section of the works was to stabilise and rebuild the rear.  Bourke Build then moved on to the internal structural alterations which entailed only the front and rear facades remaining. 

An extensive refurbishment had to be carried out to save the building and make it fit for habitation. Fortunately, with years of experience and the right propping equipment Bourke Build managed to complete all the works safely and efficiently. 

3 weeks into the project the architect advised Bourke Build that the client had also purchased next door, and this was also to be refurbished in tandem with the derelict property (no pressure!).

In 1999 before the property was adapted to a dwelling it was once a piggery (yes that’s a house for pigs), now it’s a modernised home for a family to enjoy.

Bourke Build was instructed to manage the project consisting of a full refurbishment to the two-storey building to create better use of the layout and form a large open plan kitchen, dining and lounge area. To bring in natural light they installed a 7-meter window into the kitchen/dining area, which also provides them with the perfect view of the stunning outside surroundings.

Providing a warmth feeling to this family home, they installed underfloor heating throughout the ground floor, in the master bedroom and ensuite. Let’s not forget about the kid’s playroom, within the lounge area Bourke Build created a separate space for the playroom with pocket doors to hide away the toys (every parent’s dream).

Bourke Build was appointed to take on the works of refurbing and remodelling an old Georgian Farmhouse with a strict schedule. Bourke Build constructed a new opening between the kitchen and dining area to make it open plan and formed a new ceiling at a slightly higher level keeping the timber beams exposed. The existing chimney on the ground and first floor level was removed to add additional space. Floor Membranes was installed to provide damp proofing and then overlayed with European Oak flooring.

Much to the delight of the clients, the work was brought in on-budget and time.

Aldwark Manor Hotel

Aldwark Manor Estate with 185 acres of land in the magnificent countryside of Yorkshire was built by Lord Walsingham in the late 1800’s as a wedding present for his eldest daughter. Bourke Build were instructed to undertake the strip out, structural works of the reception area and restrooms. Due to the large scale and height of the reception area this required an excessive amount of specialist propping system to support the structure while undertaking the works. Bespoke frameless glass was installed to the opening of the reception for customers to walk in.

Stone repairs were carried out to restore the heavily damaged masonry arches which resembles the St. Pancreas Station in London which resulted in an extremely pleased client and Architect.
